Buying A Home

Buying a home is more than looking at houses. It's finding the right home, at the right price, in the right location, hopefully, with a minimum amount of time and inconvenience. The best way to achieve these objectives is to work with a professional Realtor who understands your needs and wants, your time frame, and the financial boundaries to work within.

Selecting A Realtor

It is important that your Realtor understands your needs. I will ask you questions I need to know before we can start looking for homes. Questions that you should ask me when we begin to work together:

1. Will you be representing my interests ?

2. Do you have a current database of MLS. information ?

3. Will you provide market evidence to support price of homes we select ?

4. Will you follow through and closely monitor details once a contract is negotiated and escrow opened ?

5. Can you be contacted at any time ? (This is of vital importance.)

Realtor's Function

Provide information on the market and properties.

Provide area information, demographics, schools, shopping, entertainment, transportation, churches and places of worship.

Negotiate a price and terms, agreeable to buyer and seller.

Assist buyers to locate the best financing.

Working With A Realtor

Let me do the searching. The best buys are not in the newspaper ads. Once you connect with me, I can do a more complete and up-to-date search for you. I will totally commit my time to you if you will commit loyalty to me. Sounds fair enough, doesn't it?. There is no charge to you as buyers for my services as Buyers Representation.

Buyer's Contribution

Provide details of your property needs.

Describe what would be a suitable location .

Provide financial information.

Communicate your likes and dislikes on each property.

Commit to Susan Gould, Realtor to work with me exclusively under a "handshake" agreement.

We will work together as a team. I will respect your timetable in every way as we achieve your end objective of the right home for you and your family.

Establishing A Market Value

Market value is based on what others have recently paid for a similar property, under the same market conditions after reasonable marketing exposure. Market value is a fair price for both buyer and seller. It is what is called an "arms length" transaction, and that means that there were no influences other than the market influencing the sale. You may of course pay more than established market value if your desire for the property warrants it. Conversely, you should not expect to pay less than established market value unless the property is being sold under duress.

Qualifying For Your Mortgage

Once you've made up your mind to buy a home, the first question that comes to mind is, "How much can I afford?". The financial aspects of buying a home do not need to be confusing. I can arrange to have you pre-qualified and even pre-approved for a loan before you start shopping. I work with experienced lenders whose goal it is to find the best loan for you at the most competitive rates, all within your time frame.
